Fees Notice

Below is the schedule of fees you can expect to pay as a landlord when you let your property through Berkeleys.

Fees are only due if Berkeleys successfully finds and moves a tenant into your property. All services are subject to fees stated under the Tenant Find Only service, in addition to any other service agreed.

Step 1 – Choose your service

Services offered

All levels of service include

  • Agree on the market rent and find and reference a tenant in accordance with landlord guidelines.
  • High-quality photographs.
  • Advice on refurbishment.
  • Provide guidance on compliance with statutory provisions and letting consents.
  • Carry out accompanied viewings.
  • Market the property and advertise on relevant portals.
  • Erect board outside property in accordance with Town & Country Planning Act 1990.
  • Advise on non-resident tax status and HMRC (if required).

Tenants find only service – The greater of 60% of the first month's rent (inc. VAT), or £594

  • Collect and remit initial months’ rent received.
  • Provide tenants with a method of payment.
  • Deduct any pre-tenancy invoices.
  • Make any HMRC deduction and provide tenants with the NRL8 (if relevant).
  • Final statement.

Rent collection service – 8.4% (inc. VAT)

  • Collect and remit rent received.
  • Prompt collection of rent.
  • Prompt chasing of unpaid rent.
  • Make any HMRC deduction.
  • Rental statements.

Fully managed service – 12% (inc. VAT)

  • Collect and remit rent received.
  • Prompt collection of rent.
  • Prompt chasing of unpaid rent.
  • Pursue non-payment of rent and provide advice on rent arrears actions.
  • Make any HMRC deduction.
  • Deduct commission and other works.
  • Rental statements.
  • Legal notices served if required.
  • Advise on all utility providers of changes.
  • Undertake bi-annual inspections, and notify the landlord of the outcome.
  • Arrange routine repairs and instruct approved contractors.
  • Hold keys throughout the tenancy term.

Residential property £420

Student/H.M.O property £720 - 50% payable when tenancy signed (invoiced), remaining 50% upon move in (deducted from first month’s rent).

Basic

Tenant Find 60% of the first months' rent, subject to a minimum fee of £540.

HMO Tenant Find 60% of the first months' rent, subject to a minimum fee of £1200.

AML
As part of our legal compliance proceedures we need to conduct landlord AML checks on all instructions and there is an administration charge of £6pcm will be applied to all tenancies, or £72 in advance.
