Below is the schedule of fees you can expect to pay as landlord when you let your property through Berkeleys.
Fees are only due if Berkeleys successfully finds and moves a tenant into your property.
All services are subject to fees stated under the Tenant Find Only service, in addition to any other service agreed.
Services offered
All levels of service include
- Agree the market rent and find and reference a tenant in accordance with landlord guidelines.
- High quality photographs.
- Advise on refurbishment.
- Provide guidance on compliance with statutory provisions and letting consents.
- Carry out accompanied viewings.
- Market the property and advertise on relevant portals.
- Erect board outside property in accordance with Town & Country Planning Act 1990.
- Advise on non-resident tax status and HMRC (if required).
Tenant find only service – The greater of 60% of the first month's rent (inc. VAT), or £594
- Collect and remit initial months’ rent received.
- Provide tenant with method of payment.
- Deduct any pre-tenancy invoices.
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant).
- Final statement.
Rent collection service – 8.4% (inc. VAT)
- Collect and remit rent received.
- Prompt collection of rent.
- Prompt chasing of unpaid rent.
- Make any HMRC deduction.
- Rental statements.
Fully managed service – 12% (inc. VAT)
- Collect and remit rent received.
- Prompt collection of rent.
- Prompt chasing of unpaid rent.
- Pursue non-payment of rent and provide advice on rent arrears actions.
- Make any HMRC deduction.
- Deduct commission and other works.
- Rental statements.
- Legal notices served if required.
- Advise on all utility providers of changes.
- Undertake quarterly inspections, and notify landlord of the outcome.
- Arrange routine repairs and instruct approved contractors.
- Hold keys throughout the tenancy term.
Additional Services & Fees Due
Deposit registration fee – NO CHARGE
- Register the landlord and tenant details and protect the security deposit with a Government-authorised scheme.
- Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.
Inventory fee – AT COST (see schedule below)
Outsourced to an independent clerk, and dependent on the number of bedrooms and/or size of the property and outbuildings.
Landlord gas safety certificate - £54 (Inc. VAT)
EPC - £50 (Inc. VAT)
Legionnaires Risk Assessment - £60 (inc. VAT)
Electrical safety inspection – Available on request.
Interim Inspections (for non-managed properties) - £60 (inc. VAT) per inspection.
Additional property visits – By arrangement
To attend for specific requests such as neighbour disputes; additional visits outside of routine inspections required to monitor tenancy.
Submission of non-resident landlord receipt to HMRC – NO CHARGE
To remit and balance financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.
Arrangement Fee for works or refurbishments – NO CHARGE (Contractor invoice at cost)
- Arranging access and assessing costs with contractor.
- Ensuring work has been carried out within the specification.
- Retaining any warranty or guarantee where appropriate.
Tenancy renewal fee - £90 (Inc. VAT)
Contract negotiation, amending and updating terms and arranging further tenancy agreement.
Checkout fee – AT COST (see schedule attached)
Outsourced to an independent clerk, and dependent on the number of bedrooms and/or size of the property and outbuildings.
- Negotiate with landlord and tenant any disbursement of the security deposit.
- Return the deposit as agreed with landlord and tenant to relevant parties.
- Remit any disputed scheme for final adjudication.
- Unprotect security deposit.
Court attendance fee - £360 (Inc. VAT) per hour.

Inventory Costs
Berkeleys currently outsource inventory and check-out reports to independent third party companies, who operate a separate
pricing structure.
The below is based on the guide prices provided by the independent companies we use. Actual pricing may differ from property
to property and will be confirmed on invoice by the clerk.
